Are you thinking about selling your home and wondering, “when is the best time to sell?”  This is a frequently asked question by home sellers.  The best time to sell, really depends on the individual real estate market, but for the Lewisville-Clemmons area that is typically the spring months and into June.  Tony drops the info in the video below. For example, in 2022 the top months for number of new listings, according to data provided by the Triad MLS, was June, May, April and March. June had 97, in May there were 85, April had 81 and March had 71 new listings. Compared to an average for January & February of 47.5 and 50 in July, which is a big vacation month so not as many sellers listing their home for sale.  August through November were all similar averaging 57 new listings.  December was the low month with 20, which of course makes sense that many sellers don’t want showings over the holidays.

Of course, the total number of new listings per month is not the only data point we want to look at.  We have to consider Closed Sales.  June again was the top month for 2022 with 82 sales. May was second with 73 and surprisingly, March was 3rd with 72 sales, February was 4th at 67, again a bit of a surprise, July was in 5th place at 64. April had 57, which was actually less than January’s 59 sales. September through December were the lowest sales months with an average of 43 in 2022 with December being the low having 35 closed sales. 

The lower number of sales from fall through the end of the year is typical in our market. Additionally, we had interest rates starting to rise in August, which is also another reason for the lower number of sales this past fall.  That lower number of closed sales seems to be continuing in 2023 with 39 sales for January as of today January 30th.

Some Months are Better Than Others to Sell Your Lewisville-Clemmons Home

So to summarize the best time to sell your home, based on the real estate market history of the Lewisville-Clemmons area, it appears that February through May is the best time to list your property with the highest number of sales typically March through June even though there can be exceptions like April of last year.  

Even though there are fewer sales in the fall, there are always people moving in and out of the area.  And buyers who are looking during those months are usually serious and ready to buy.  So, if your agent prices the home right and markets it aggressively,  there is still a good chance your home will sell at a good price with a lower days on market.  Especially in the current market where there is still very low inventory even though it has increased over the last few months.

Summary of the 2022 Lewisville-Clemmons Real Estate Market

The 2022 Lewisville-Clemmons Real Estate Market was once again a strong market with an annual increase in property values of approximately 15-16%.  However, with rising interest rates beginning in August of 2022, there was a definite slow down in the final months. The final inventory was 71% higher than December 2021, but still low overall with only a 1.7 month supply.  It continues to be a strong seller’s market even though we are seeing properties stay on the market longer as well as some properties seeing price decreases.  Many people have chosen to remain in their homes since they have a lower interest rate than current rates.  There are creative ways to get lower rates on current properties.
